ValuOasis Business Objectives

ValuOasis is the first of the second-generation missions organized as an LLC. Participants may sell or transfer their units and receive coupons for activities at the complex.

The LLC is linked to five acres in Kansas City. Management maintains a digital file, and members receive a transferable certificate. The money raised by the ValuOasis LLC may purchase land, builds facilities, and supports the mission of the En Gedi and other nonprofit ministries in the Kansas City area. The LLC will generate cash flow sufficient to fund the ongoing expense of the facilities and additional daily operational costs.

Construction and funding are in three phases:
  • Phase One is to purchase land and building to Wyandotte County retail codes, boat/RV storage, and a modest home for the storage manager.
  • Phase Two will construct two 18-hole miniature golf courses and an open-air food court. Meanwhile, as the cash flow from Phasee One increases, the En Gedi ministry will move its emphasis from the Kansas City, Kansas facility to the ValuOasis campus.
  • Phase three funding will pay for the expansion of the miniature golf course with an indoor techno-18-hole approach. The third phase will also incorporate a large indoor food court and conference facilities for youth groups.

ValuOasis will be responsible for marketing the golf courses and using the campus for church youth groups from the cash flow of the first phase.

Building of each phase will begin when that phase is fully funded. Funding for the second phase will begin when the first phase is half-filled, and the third phase will start when the second phase becomes operational.

Management of En Gedi and ValuOasis are separate. En Gedi has had a ministry to youths in Kansas City, Kansas, for the last five years. The LLC will build the facilities described in this business plan and allow En Gedi to use them rent-free if the organizers are satisfied with the mission of En Gedi and they manage the site consistent with the goals of ValuOasis.

Business Description

En Gedi’s mission is to give values and opportunities to youth in churches. The initial businesses are miniature golf and boat and RV storage. Local high-risk youth will be employed at well-paying jobs (see Businesses, next section) with life coaching (see Oasis) and a benefits package. Management seeks to encourage spiritual and financial growth.

Management seeks to provide financial stability for the youth program by purchasing a five-acre site and starting two businesses in Wyandotte, KS:

  • a boat storage operation in Phase 1 will provide a stable, year-round return on investment. Income from boat storage will fund students year-round.
  • a miniature golf course in Phase 2 is seasonal, and therefore subject to wider swings in sales needed to provide regular job opportunities for students. Miniature golf will enable En Gedi students to participate in various options to improve the games and develop the business. The golf course will be an “employment laboratory” managed by En Gedi to help change the mindset of students who are adrift and at risk of dropping out of society.
